About Fifty Eighteen

Buying or investing in San Diego housing is one of the larger financial decisions you'll make. Most of the writing meant to help you make that decision comes from people who get paid when you decide yes. The 5018 is set up the other way. No listings. No deal riding on your choice. What you get is analysis of San Diego housing, done deep enough to actually use.

Why depth is rare when it comes to real estate content

Most real estate content is produced by people with a stake in your decision. Agents earn a commission when you buy. Lenders earn when you borrow. None of that makes them wrong, but it shapes what gets written, and how far it goes. Depth doesn't move a listing faster, so the market fills up with surface reads and the harder questions sit there unanswered.

Who's behind this page

My name is Bryan and I've spent 15+ years in finance and business strategy, researching, pressure-testing assumptions, and modeling decisions for a living. I also own, remodel, and rent out property here in San Diego. I started The 5018 to build the kind of resource I wanted when I was property hunting myself, and to give people the depth I kept looking but couldn't find. What I include on this site comes from both the rigor to model a decision properly, and the experience to know where assumptions need to meet reality.
